Rental Term Agreement

This is the below rental term agreement. A generated contract will be emailed to you once you book, and you are required to sign it.

SHORT-TERM VACATION RENTAL LEASE AGREEMENT

This Short-Term Vacation Rental Lease Agreement is made and entered into on date of booking.

PROPERTY DESCRIPTION:

The Landlord agrees to lease the following described property to the Tenant for the purpose of a short-term vacation rental: 3155 River Rd. Toledo, Ohio 43614. Property in located on the Maumee River.

LEASE TERM:

This Lease shall commence on the rental dates. Check-in @ 4pm and check out @ 10am on agreed upon dates.

RENTAL PAYMENTS:

Rent Amount: The Tenant agrees to pay the Landlord a total rental payment which includes {Number of Nights} nights, deposit, cleaning fee and tax of for the entire Lease Term. 50% of the total amount shall be upon signing this Agreement. The Remainder is due 14 days prior to check in. All Deposits are 100% refundable up to the 14 days prior to check in

SECURITY DEPOSIT:

The Tenant shall provide a security deposit of $500.00 to be held by the Landlord to cover any damages or unpaid rent during the Lease Term. The security deposit will be returned to the Tenant within 7 days of the end of the Lease Term, less any deductions for damages or unpaid rent.

Parties and Pets are strictly prohibited, and this property is monitored by Minut. Hosting a party will be addressed by the local authorities, and the rental agreement will become null and void with no refunds. Renters will no longer be allowed on the premises but can pick up there belongings at the local police station.

USE OF THE RENTAL PROPERTY:

The Tenant shall use the Rental Property solely for vacation and recreational purposes and shall not used it for any unlawful activities. This includes Parties.

ACCESS TO THE RIVER:

The Tenant may access the river located on the Rental Property for recreational purposes, such as swimming, fishing, and boating. The Tenant agrees to use the river area responsibly and in compliance with all applicable laws and regulations. Any injuries or death on the river are not the responsibility of the Landlord.

MAINTENANCE AND CARE:

The Tenant shall maintain the Rental Property in good condition during the Lease Term and shall return it in the same condition as received.

LIABILITY AND INSURANCE:

The Tenant is responsible for any injuries or damages that occur during their stay on the Rental Property. The Landlord is not responsible for any injuries, accidents, or losses incurred by the Tenant or their guests. You can contact your local insurance company if you would like to add injury and damage protection for you and your family

PETS:

Pets are not allowed on the Rental Property. Pets are strictly prohibited, if this rule is broken your lease agreement will be null and void, you will be prohibited from re-entering the property and no refunds will be issued.

NO SMOKING:

Smoking is strictly prohibited inside the Rental Property. Smoking inside of the home is strictly prohibited, if this rule is broken your lease agreement will be null and void, you will be prohibited from re-entering the property and no refunds will be issued.

Please make sure to disposes of all cigarette butts into one of our many trash receptacles.

CANCELLATION POLICY:

Any cancellation by the Tenant shall be subject to the Landlord’s cancellation policy, which is as follows: 100% refund (Non-Refundable Card Service Processing Fee) up to 14 days of Check-in, 50% refund (Non-Refundable Card Service Processing Fee) up to 7 days of check-in.

GOVERNING LAW:

This Agreement shall be governed by and construed in accordance with the laws of the state of Ohio, without regard to its conflict of laws principles.

ENTIRE AGREEMENT:

This Agreement constitutes the entire agreement between the parties and supersedes all prior oral or written agreements, understandings, or representations.

AMENDMENTS:

This Agreement may be amended only in writing and signed by both parties. If an extension of your stay is requested, you can text me directly to see if the property is available.

IN WITNESS WHEREOF, the Landlord and Tenant have executed this Short-Term Vacation Rental Lease Agreement as of the Effective Date.

Identity Verification Agreement

Due to increased Credit Card fraud, we require all renters to send us a picture of their driver’s license and a self to match the image on the driver’s license.

This information will be used only for verification and deleted once it matches up.

If a driver’s license is not provided within 24 hours of booking, the booking is subject to cancellation. The credit card will be refunded minus any credit card processing fees we may accrue.
